Each lodge is a timber-build eco-friendly, fully insulated holiday home constructed to the highest of standards in order to provide comfortable and attractive accommodation. How much does it cost to buy?

The holiday homes are available from around £130,000 with prices varying based on the size and design or plot you choose. We grant you a license to site your lodge on a chosen plot for an initial 25 years, renewable at the end of that period for a further 25 years.

Shared ownership

Lodges can be purchased on a shared ownership basis which can be an affordable and practical alternative for people who’d like to buy into a property but don’t want to invest the full purchase price. It’s the perfect solution for groups of people who want to share use of the property or for individuals who want to share the purchase costs.

Income potential

When you are away from your holiday home our Park Office can arrange letting out, dealing with advertising, bookings, collection of rent, cleaning and checking of inventories on your behalf. This service is available for a reasonable commission.

Letting is a good source of extra income and a list of holiday bookings is available to enable you to see how well the lodges can do. Typically, potential earnings per lodge are up to £10,000 per year after expenses, with rental income in the summer months reaching £995/week.

What are the running costs?

The running costs are as follows:-

  1. Annual site fees for 2009 : £2,740 / £3,290 / £3,835 depending on location, reviewed annually (inflation linked).
    This includes membership of Somerleyton Country Park, golf and fishing throughout the year, drainage, water, sewerage, refuse collection, grass-cutting and rates.
  2. Services: electricity is individually metered.
  3. Insurance: we offer a group insurance scheme to fulfil the requirement that the holiday home is insured

Residential sales

Your woodland lodge conforms to the legal definition of a caravan or mobile home and is offered for sale with a 25 year licence to site it on the Somerleyton Estate Woodland Lodge development.

A copy of the full terms of the license agreement is available on request and is based on the standard agreement of the British Holiday and Home Parks Association.

You may use your holiday home at any time of the year but it must not be used as a permanent residence.

This means that you must have another permanent residence and precludes you from registering with a local NHS doctor and your children from receiving state education locally. However, you are still able to receive medical attention from a local doctor just as if you were a holidaymaker staying in the area.

How it works

  • Choose your own plot from our availability and reserve it with a £12,500 deposit or £20,000 for plots overlooking the lake. This deposit secures the plot for an agreed period, during which the plot will not be promoted to any other potential purchaser.
  • During the reservation period, we will help you select the size and style of your holiday home from our range to suit your requirements.
  • Once the choice is made, you place an order and pay the first instalment of the purchase price of £35,000.
  • Both parties sign the standard license agreement, granting permission to site the holiday home on Somerleyton Estate and detailing each party’s obligations.
  • When your holiday home is ready we contact you to request the final payment (less retention) of £2,500.00 and to arrange a time for handover, at which point the balance is cleared.
