Where are Fritton Lake Retreats located?
Fritton Lake is part of the Somerleyton Estate which is home to Lord and Lady Somerleyton and their family. Situated in East Anglia on the Norfolk Suffolk border, the Somerleyton Estate adjoins the Waveney Valley with access to the Norfolk Broads, as well as being just a short drive from the seaside towns of Southwold and Aldeburgh, the historic city of Norwich and the pretty market towns of Beccles, Bungay and Loddon.
Where is East Anglia?
East Anglia is made up of the coastal counties of Norfolk, Suffolk and Essex, along with Cambridgeshire, and is a perfect destination for days out, short breaks and holidays, at any time of the year. Visit and you can experience a wide range of culture, cutting-edge arts, a rich history and heritage, festivals and scores of family-friendly attractions. On East Anglia’s 500 miles of coast, you’ll discover enormous sandy beaches, undulating cliffs, creeks and saltmarsh.

Obviously you can stay at the Fritton Arms! We feel the the Shedrooms best suit private owners who will really appreciate being away from the main holiday park and who will also appreciate the peace, the views and the extra privacy.
What is rewilded land?
Fritton Lake is currently undergoing ‘rewilding’. This means the land is being restored to its natural uncultivated state. So expect to see wild deer roaming as freely as you do.
What is there to do at Fritton Lake?
When you’re not spending time relaxing in your own lodge, there is quite literally access on your doorstep to a huge range of activities including open water swimming, canoeing, walking, cycling, running trails and horse riding and much more including golf courses and beaches nearby.
How much are the Shedrooms?
We have created the Fritton Arms ShedRooms with the sharing economy in mind, like the burgeoning fashion for shared living & work spaces in London, Sheds want to foster a value sharing community with The Fritton Arms as the ‘club-hub’ great food and hospitality, concierge service, sunbathing, paddle boarding, open water swimming, safaris and some pampering too.
We think sheds really suit sharing ownership with friends or family who want the privileges/benefits without the price tag, for as little as from 55k per head or from £110k per couple you can share a shed. If you haven’t got anyone to share ownership with, we can even pair you up with other friendly like-minded folk if needs be.
If you want a Shedroom on your own, then prices are from £220k.
When you’re not at your home from home we can Airbnb your shed to cover your running costs and maybe earn you a little on the side along the way.
The lake looks freezing, do we have to swim in it?
Of course not! But Fritton Lake Outdoor Centre is busy all year round with the most intrepid swimmers taking to the water during winter when temperatures dip to 5 degrees or less. Fritton Lake Outdoor Centre is home to one of the country’s premier outdoor swimming venues with regular all year round Open Water Swimming sessions – it’s been listed as one of the top 10 swimming holiday destinations by the Guardian.
Are there places to eat and drink close to Fritton Lake retreats?
The estate provides a fine selection of great places to eat and drink with The Fritton Arms a short stroll from the lakeside woodland retreats, The Dukes Head pub and Somerleyton Hall Kitchen Garden Café just a few miles away. Much of the food served to your table is sourced from the estate’s own natural ‘larder’ including Somerleyton Welsh Black Beef, Norfolk Horn Lamb, as well as Venison and Pike from Fritton Lake. The kitchen at Fritton houses an exciting and unique Italian wood fired oven, which can roast anything from fresh pizza to Côte de Boeuf.
Is there a Waitrose nearby?
The closest Waitrose is about a 45 minutes car ride away, however, as mentioned above the estate provides a fine selection of great places to eat and drink with The Fritton Arms a short stroll from the lakeside woodland retreats.
Can friends and family come and stay?
Yes you are free to invite friends and family to stay. For those with younger families or grandchildren, there’s also an adventure playground with bouncy pillow, climbing fort and much, much more to keep the children entertained and located far enough away from other owners, so not to disturb.
Can I choose which Shedroom is built on my plot?
Yes, your Shedroom will be completely bespoke. One, two, three, four and five bedrooms are available and you can interior design and furnish your lodge with all the modern conveniences you desire. Eco friendly wood burning hot tubs are now an option
